The short answer

Roof repair in Santa Barbara

We repair leaking, damaged and worn roofs on homes and commercial buildings here, and we trace every problem to its source before any work starts.

Roof repair here means leaks, "dry rot" and broken tiles, including the wood damage and structural carpentry underneath them. It also covers leak detection, inspections, preventive maintenance and changes for rooftop equipment.

Water runs along the rafters before it drops, so the entry point is usually uphill from the ceiling stain. That is why we trace first and patch second: a repair in the wrong place is money spent on a roof that still leaks.

How it works

How a roof repair visit works

A repair runs in four steps: we trace the leak on the roof, give you photos, findings and an itemized written estimate, repair with materials matched to your roof, and close with before-and-after photos.

  1. We get on the roof and trace the leak

Water runs along the rafters before it drops, so the way in is usually uphill from the stain. We find the real source before we recommend anything.

  2. You get photos, findings and an estimate

Before any work is scheduled you have pictures of the problem, what we found and an itemized written estimate for the whole job.

  3. We repair with matched materials

The failed area is rebuilt with materials matched to the existing roof system, so the repair belongs to the roof it sits on.

  4. We close with before-and-after photos

The job ends with before-and-after photos and a written record of the repair, and we clean up before we leave.

Pricing

What a roof repair costs

A roof repair is priced on the size and pitch of the roof, its material and the damage we find underneath, and we quote the whole job in writing before work starts.

Repairs come in tiers. A broken seal or a few displaced tabs is a course-level fix at the low end. A split "pipe boot", a bad valley or an open "counterflashing" is a detail rebuild and a larger job. On a tile roof where the "underlayment" has failed, a "lift-and-relay" usually costs less than a new roof, because you pay for labor and new paper rather than new tile.

Fixing a problem now is usually cheaper than fixing it after the next storm, and our estimate is free either way.

What moves the price

  • Roof size. More area is more material and more hours.
  • Pitch. Steeper costs more to work on safely.
  • Stories and access. An upper story or a tight lot adds setup.
  • Complexity. Valleys, chimneys and skylights are where the detail work is.
  • Materials. Tile and slate take more care than shingle.
  • Damage underneath. Rotted deck or framing is priced once we see it.

Repair or replace

When a repair beats a new roof

A repair is the right call when the damage is confined to one area and the roof has life left, while widespread damage or patches that keep failing point toward a new roof.

The rule of thumb is simple: when more than a quarter of the roof surface is damaged, replacement is usually the better value than another patch. The other sign is history. When repeated repairs have not lasted, the roof is telling you the problem is bigger than the patch.

Local wear

Sun, salt air and winter rain on Santa Barbara roofs

Long sun exposure can age underlayment and shingles, and heavy rain after dry months can expose a flashing joint that failed quietly over the summer.

A missing or slipped tile exposes the paper beneath it to sun, which breaks it down quickly, so a tile you can see from the yard is worth a call before the rain. "Granule loss", the grit in the gutters, is the sign an asphalt shingle is losing its protection from the sun.

Owner's guides

More about your roof

The roof's lifespan, its hidden layers and its insurance coverage each have their own guide, summarized here.

How long a roof lasts by material

Asphalt shingles typically last 20 to 30 years, while clay tile and slate outlast the underlayment beneath them. Clay and concrete tile can last 75 years or more, but the paper under it may fail after 20 to 40 years.

how long a roof lasts

Roof underlayment under tile and shingle

Underlayment is the waterproof layer under tile or shingle, the "tar paper" or "felt", and on a tile roof it usually wears out long before the tile does. A leak mid-slope often means the whole slope has reached the end of its life, which calls for a "lift-and-relay" rather than a patch.

roof underlayment

Roof flashing at walls, chimneys and skylights

Flashing is the metal that seals the joints at walls, chimneys, valleys and skylights, and it is where most leaks start. The National Roofing Contractors Association manual is the trade's reference for how those details are built.

Insurance and roof repair

Insurance usually covers sudden storm damage, not ordinary wear, and the insurer decides what it pays. We document the damage with photos and a written record; the insurer, not the roofer, decides coverage, approval and payment.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.
