What a Roof Repair Costs and What Moves the Price

The roof sets most of the number: its pitch, its height, what it is made of and what turns up under the damage. We look first, then put the whole job in writing before any work starts.

Free, no-obligation estimates. We answer every day of the week, and voicemail after hours is returned the next working morning.

The short answer

Typical roof repair cost range

A roof repair in Santa Barbara typically runs $1,000 to $7,500, and complex jobs run above that range.

Where your repair lands depends on the roof and on what we find once the damaged area is open. We look first and quote the whole job in writing, with no surprise charges after.

Before you sign any roofing quote, you can look up the contractor's license with the Contractors State License Board (CSLB).

Price factors

What moves the price

Roof size, pitch, stories, access, material and any damage found underneath set the price of a repair.

  • Roof size

A bigger repair area takes more material and more hours on the roof.

  • Pitch

Steeper costs more. The crew moves slower on a steep slope and needs more setup to work it safely.

  • Stories

A second story means taller ladders and more time carrying material up and old roofing down.

  • Access

A narrow side yard, a hillside lot or nowhere to set a ladder adds time before the repair even begins.

  • Materials

Tile, premium materials and "underlayment" upgrades raise both the parts and the labor on a job.

  • Hidden damage

Water that got past the surface into the "roof deck" raises the price, and it only shows once the roofing is open.

The number of layers already on the roof changes the final figure too, and every one of these lines is spelled out on the written quote.

Repair tiers

Course-level fixes and leak detail rebuilds

A broken seal or a few displaced shingles is a small course-level fix, while a failed "pipe boot", valley or "counterflashing" is a larger detail rebuild.

Smaller bill

Course-level fix

The work stays in the roofing surface. We reseal or reset the pieces in the row where they sit, with little material and a short time on the roof.

Larger bill

Detail rebuild

The work goes under the surface at a joint, where the roof meets a vent, a wall or another slope. The roofing around the "flashing" comes up, the failed part is replaced and the courses are laid back over it.

We trace a leak to the detail that failed before we price it, so you pay for the repair that stops the water and not a patch at the stain.

Tile roofs

Lift-and-relay versus a new tile roof

A lift-and-relay usually costs less than a new tile roof, because you pay for labor and underlayment, not new tile.

On a tile roof the "underlayment", the felt or tar paper under the tile, wears out long before the tile does. In a "lift-and-relay" we lift the tile, lay new underlayment on the deck and set the sound tile back in its courses.

  • When the tile is sound

    Lift-and-relay

    • Labor to lift and relay
    • New underlayment
    • New tile, since your own goes back
  • New tile roof

    • Labor to strip and install
    • New underlayment
    • New tile across the roof

Beyond the roof

Timing, emergencies and delay

When the work gets done and how long a problem is left alone both change the price, apart from anything about the roof itself.

Seasonal pricing

Late winter and early spring can bring lower pricing, because fewer homeowners are calling roofers then.

A repair that can wait for a quiet stretch is worth booking in it. A leak that is already dripping is not.

Emergency and access charges

Same-day emergency calls and hard-to-reach roofs can add to what a repair costs.

When water is coming in, the first job is to stop it, often with "tarping", and the permanent repair follows on a dry day.

The verdict

Waiting and the repair bill

Fixing a problem now is usually cheaper than fixing it after the next storm.

A split pipe boot or a slipped tile lets rain reach the felt and the wood beneath it, and wet wood is the hidden damage that turns a small fix into a bigger one.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.
