Before a sale, after a storm or when the roof is getting on in years, we check it end to end, photograph what we find, take moisture readings and hand you a written report.

The short answer

Roof inspection in Santa Barbara

A roof inspection in Santa Barbara is a paid visit where we document the roof's condition with photos and moisture readings, and it ends in a written report.

It is a separate service from a repair call. A free estimate scopes and prices a specific job; an inspection records the state of the whole roof, which is what a buyer, a seller, a lender or your own files are after.

We inspect homes and commercial buildings here, from clay tile and shingle houses to low-slope roofs carrying rooftop equipment.

Top to attic

What a roof inspection covers

An inspection checks the roofing surface, the flashing, every penetration, the drainage, the attic side and any past repairs.

On fragile tile we look from the eaves with high-powered optics and from the attic side of the sheathing rather than walking on it.

  • Flashing

The metal at chimneys, walls, skylights and valleys, "step flashing" and "counterflashing" included. It is the most common leak point.

  • Penetrations

Every pipe, vent and mount through the roof, and the "pipe boot" around each pipe, which splits long before the roof wears out.

  • Valleys

Where slopes meet and water runs heaviest, checked for packed debris, worn metal and open laps.

  • Vents

Roof and ridge vents, and the nails along the "ridge cap", where they sit closest to the peak.

  • Attic side

The underside of the "roof deck", where stains, "dry rot" or daylight show an open water path the top hides.

  • Drainage

Gutters, downspouts and flat-roof "scuppers", plus any "ponding" still standing after rain.

  • Moisture

Moisture meter readings, with thermal imaging where it helps, to find where water actually enters.

  • Photos

A picture of every finding, with a drone on steep tile, hillside and multi-story roofs.

Pricing

How a roof inspection is priced

We price an inspection as its own visit, set by the size of the roof, how hard it is to reach and the report you need.

  • Roof size. More area is more roof to walk, photograph and read.
  • Pitch and stories. Steeper and taller roofs take more setup to cover safely.
  • Material. Tile takes more care than shingle, and fragile tile is read from the eaves and the attic.
  • The report you need. Your own records, a buyer, a lender's "roof certification" or an insurer.

We have no published typical range for the area to point you to, so we give you the price on the phone once we know the roof. Any repair the report turns up is quoted separately, and that estimate is free.

What you get

The written inspection report

Our report separates what needs work now from what to maintain or monitor, with photos and moisture readings tied to each spot on the roof.

Every finding carries its picture and its location, so you, a buyer or an insurer see exactly what we saw without climbing a ladder.

When we repair something the report found, the work is photographed before and after, and the hidden layers are recorded while they are open.

How the report reads

  • Fix now

Anything letting water in today, such as a split "pipe boot" or an open counterflashing joint.

  • Maintain

Wear a routine fix keeps in check, like a "cricket" packed with leaves behind the chimney.

  • Watch

Items to compare next time, against a baseline of this visit's readings by location.

How it works

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and work is scheduled only once you approve it.

  1. You call us

Tell us what the roof is and who the report is for, and we set a time to come out.

  2. We get on the roof

We walk it or fly it, check the attic side, and follow any water to where it enters.

  3. You get it in writing

The report with its pictures, plus a line-by-line price for any repair it calls for.

  4. You decide

Nothing goes on the calendar until you say yes, and the report is yours either way.

Where we work

Where we work around Santa Barbara

We do a roof inspection across the city and the nearby towns in our service area.

If your roof sits outside that footprint, ask on the call and we will tell you straight.

Before you book

More questions owners ask

These questions sit right next to an inspection, and each one points to where we answer it in full.

How often to inspect a roof

A roof should be inspected at least once a year and after severe weather, and a commercial roof twice a year.

Inspections before the next storm catch a lifted tile or open flashing while it is still a small fix, and that is usually cheaper than fixing it afterward.

Roof certification for buyers and sellers

A "roof certification" is a roofer's written statement of how much life the roof has left, and lenders and buyers often ask for one.

Buyers and insurers also tend to want a documented inspection on an older roof. A general home inspector usually looks from the ground or a ladder, so a buyer should get a separate roofer's inspection.

Roof age and the inspection result

A home's age alone does not decide whether its roof needs replacing; the inspection does.

What decides it is the condition we find: the covering, the layer under it and the details at every joint.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.
