Leak tracing and repair

Roof Leak Repair in Santa Barbara That Finds Where the Water Gets In

The stain on your ceiling is rarely under the hole. We get on the roof, follow the water uphill to where it gets in, and repair that spot, with photos and a written estimate before any work starts.

Free, no-obligation estimates. Open every day of the week, with voicemail after hours returned the next working morning.

The short answer

Roof leak repair in Santa Barbara

Roof leak repair in Santa Barbara starts on the roof, tracing the water to where it enters, because that entry point is usually uphill from the stain inside.

Water runs along the rafters before it drops, so it often shows up several feet from the place it got in. Finding that place is the core of the job. The repair then goes where the roof failed, not where the ceiling got wet.

That is why we look before we price anything: a repair in the wrong spot is money spent on a roof that still leaks.

Leak points

Where leaks start and what we fix

We fix the common leak points: pipe boots, step flashing at walls, valleys, ridge caps, lifted shingles and failed tile underlayment.

  • Pipe boots

The "pipe boot" is the rubber collar around a vent pipe, and it splits at the collar long before the roof wears out.

  • Step flashing at walls

"Step flashing" is the metal along the line where a roof slope runs into a wall, and we check it right after the pipes.

  • Valleys

A valley carries the runoff of both slopes it joins, so a gap in its metal lets in more water than almost anywhere else.

  • Ridge caps

The "ridge cap" runs along the hips and the peak, where its nails sit closest to the top of the roof.

  • Lifted shingles

When the "sealant bond" between shingle tabs lets go, wind lifts the tabs and drives rain in underneath them.

  • Tile underlayment

Under clay tile the "underlayment" usually wears out before the tile does, and a "lift-and-relay" replaces the paper and puts the sound tile back.

  • Chimneys

Where chimney metal meets the masonry, an open "counterflashing" joint calls for a detail rebuild rather than a dab of sealant.

Pricing

How roof leak repair is priced

A leak repair is priced by where the water enters: a broken seal is a small repair, while a failed boot, valley or counterflashing is a larger detail rebuild.

On a tile roof where the paper underneath has failed, a lift-and-relay usually costs less than a new roof, because you pay for labor and new underlayment rather than new tile.

Repairing a leak now is usually cheaper than repairing it after the next storm. We quote the whole job in writing before we start, and the estimate is free either way.

A typical leak repair

$400 to $1,200

What fixing a roof leak typically costs around here.

  • Pitch and stories. A steep or tall roof takes more setup to work on safely.
  • Material. Tile takes more labor and care than shingle.
  • Access. A tight lot or a hard-to-reach slope adds time.
  • What is underneath. Wet or rotted deck wood is priced once we see it.

On the roof

Tracing a leak to its source

We hand-check the sealant at the edges, then pipe boots, step flashing, valleys and ridge caps, and water-test zone by zone when nothing obvious explains the stain.

  1. Edges first

We lift the first courses by hand along the wind-facing rakes to feel whether the seal between tabs still holds.

  2. Vent pipes

Next come the rubber collars around each vent, checked for splits where the collar wraps the pipe.

  3. Wall lines

Then the metal along every wall the roof runs into, piece by piece down the line.

  4. Valleys and peaks

After that the valley metal, and last the caps along the hips and the ridge.

  5. Water test

If the stain is still unexplained, we wet the roof from the low point upward, with a moisture meter and thermal imaging to read what the eye misses.

From the call to the fix

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. The call. Tell us where the stain is and when it shows up, and we set a time to come out.
  2. The visit. We work the roof from the edges up until we find the way in.
  3. The paperwork. Pictures of the problem, what we found and a line-by-line price for the whole job.
  4. Your go-ahead. Nothing goes on the calendar until you say so, and there are no surprise charges after.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

More questions owners ask

The questions below sit next to roof leak repair, and the longer ones point to the page that answers them in full.

Why a patched leak comes back

A leak that comes back after a patch usually means the first repair treated the stain instead of the source.

Sealant over a wet spot can look tidy and still miss the joint where the water is getting in a few feet uphill.

Dry rot and mold from a slow leak

A small leak left alone can rot the roof deck and framing, grow mold inside the walls and ruin the insulation.

"Dry rot" is the quiet part: it can weaken a wood structure by half even when the damage looks minor from below.

Roof flashing, the usual leak point

Flashing at walls, chimneys, valleys and pipes is the most common point where water gets into a roof.

"Flashing" is the metal that seals each joint where the roof surface stops and something else begins.

Leaks that are not the roof

Not every stain is a roof leak; condensation, a plumbing vent or a stucco wall detail is sometimes the source.

When tracing shows the roof is dry, we show you what we found so you are not paying for a roof repair you do not need.
