Clay and concrete tile

Tile Roofers in Santa Barbara Who Fix the Layer Under the Tile

When a tile roof leaks, the tile is usually fine. The paper under it has worn out. We lift the tile, put down new underlayment, swap broken pieces for matched tile and set your sound tile back.

Free, no-obligation estimates. We answer every day of the week, and voicemail after hours is returned the next working morning.

Above and below the tile

Tile roofers in Santa Barbara

Our tile roofers in Santa Barbara swap broken and slipped clay and concrete tile for matched pieces and repair the underlayment beneath before the tile is relaid.

Clay barrel tile and flat concrete tile wear differently, but both shed most of the rain and leave the rest to the layer underneath. Concrete tile is extruded from Portland cement, sand, lime and water, and it weathers differently from fired clay.

We look under the broken area before anything goes back down. A new tile over failed paper only moves the leak.

What a tile roof is made of
  • TileClay or concrete, the part you see from the street. It sheds the bulk of the water.
  • "Underlayment"The tar paper or felt that keeps out what gets past the tile. This is where most tile leaks start.
  • "Roof deck"The plywood or boards the roof is fastened to, and what rots when the paper above it fails.

What our tile roof work includes

The work runs from a single cracked tile up to a whole slope: we replace broken tile with matched tile, relay slipped tile, rebuild ridges and replace failed underlayment by lift-and-relay.

  • Broken tile, matched

Cracked clay tile, concrete tile and barrel pieces replaced with matched tile, so the patch does not stand out from the yard.

  • Slipped tile relaid

Tile that has slid down the slope opens a gap to the paper. We set it back in its course and fasten it.

  • Ridges rebuilt

The "ridge cap" tile along the peak and hips, rebuilt where cracked mortar has let it loosen.

  • Underlayment replaced

Where the paper has given out, a lift-and-relay takes the tile up, lays new underlayment and puts the good tile back.

Cost

How tile roofers is priced

Tile work is priced by the area we lift and the tile we replace, and a lift-and-relay usually costs less than a new roof because you keep your sound tile and pay for labor and underlayment, not new tile.

Labor drives the price on tile more than on shingle, along with the pitch, the access and any upgrade in the underlayment. Deck wood that has gone soft under the paper is priced once we see it.

We quote the whole job in writing before we start, with no surprise charges after.

    • Good tile is hauled away with the bad
    • New tile adds to the bill

Lift-and-relay for a failed underlayment

A "lift-and-relay" takes the existing tile off, replaces the underlayment underneath and puts the sound tile back.

Not every tile roof suits it, and we tell you which kind you have before you pay for anything.

  • LiftTile comes off by the course and is stacked on the slope.
  • ReplaceOld paper out, the deck checked, new underlayment down.
  • RelaySound tile set back, broken pieces swapped for matched tile.

From the call to the roof

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. You call

Tell us where the stain is or which tiles you can see out of place, and we set a time.

  2. We look under it

On the roof we lift tile where the water points and read the paper beneath.

  3. Photos and a price

You see what we saw, with our findings and a line-by-line written estimate.

  4. Your go-ahead

Nothing goes on the calendar until you say so, and the price on the estimate is the price you pay.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

More questions owners ask

The questions below sit next to tile repair, and the longer answers point to the page that covers them in full.

  • The underlayment under the tile

On a tile roof the leak is usually the underlayment, which gives out after 20 to 40 years while the clay or concrete above it is good for 75 years or more.

A leak in the middle of a slope often means the paper across that whole slope is at the end of its life, not just the spot over the stain.

    roof underlayment
  • Fastening perimeter and ridge tile

Perimeter tile at the eaves, rakes and hips should be nailed and clipped, and ridges should sit on fasteners or adhesive rather than rigid mortar.

Tile that is only laid stays put by gravity and friction, and wind can lift it. A mortar-set ridge is rigid, so when it cracks it lets go in long runs. That is why we check how the edge and ridge tile is held down, not only the broken pieces.

  • Tile weight and the structure

Not every house is framed to carry tile, so a structural check comes before tile goes on.

Tile is heavy. If you are thinking of trading a lighter roof for tile, the framing gets looked at first.
