What it means

Roof replacement in Santa Barbara

Roof replacement means tearing the old roof off down to the deck, repairing that deck, and installing new underlayment, flashing and roofing to the manufacturer's standards.

We replace residential and commercial roofs, and the tear-off is where a new roof earns its life span. With the old layers gone, hidden damage in the "roof deck", the plywood or boards under everything, is checked and repaired before new roofing goes on.

Then the "underlayment" goes down, the "flashing" goes in at every wall, chimney and valley, and the roofing goes on top. A repair fixes one failed spot; a replacement starts the whole roof over from the wood up.

The National Roofing Contractors Association (NRCA) Roofing Manual is the trade's reference for how flashing and roof details are built.

What's included

What a roof replacement includes

A replacement includes the tear-off, deck repair, new underlayment and flashing, the new roofing, the permits and the cleanup, all priced on one written estimate.

  • "Tear-off"

The old roofing stripped down to the wood and hauled away.

  • Roof deck repair

Soft or rotted boards found under the old roof, replaced before anything new goes on.

  • Underlayment

A new waterproof layer over the whole deck, self-adhered modified bitumen on wind-resistant shingle work.

  • Flashing

New metal at walls, chimneys, valleys and skylights, the joints where most leaks start.

  • "Drip edge"

Hemmed edge metal at the eaves and rakes, set on a continuous cleat.

  • "Starter strip"

A factory-sealed first course at the eaves and rakes that resists wind lift.

  • New roofing

Shingle, tile or metal laid to the manufacturer's standards, with ring-shank nails on shingle work.

  • Permits and inspections

The permit, an inspection while the work is in progress and a final one at completion.

  • Cleanup

Old roofing, nails and debris cleared off the property when the work is done.

Pricing

How roof replacement is priced

A replacement is priced by the roof's area, its pitch, the number of old layers coming off and the material going on.

Roofers measure area in "squares", one square being 100 square feet of roof. Pitch matters because a steeper roof is slower to work safely, and every extra layer of old roofing means more tear-off and more disposal.

Material is the other big lever. Shingle is the cheapest up front, while metal costs more but lasts longer, so its cost per year evens out; tile and upgraded underlayment add labor. Late winter and early spring can bring lower pricing because demand is lower.

What a new roof typically runs

$4,700 to $29,700

Typical range for roof replacement in Santa Barbara, set by the size of the roof and the quality of the shingle.

Your number comes from measuring your roof, and we put it in writing before any work starts.

Tear-off or overlay

Tear-off versus an overlay

A full tear-off outlasts an "overlay", because taking the old roof off exposes any rot and spares the new nails a trip through two layers of roofing.

What we recommend

Full tear-off

  • Every deck board is in view, so soft wood gets replaced
  • Nails bite straight into solid deck, so the new roof stays fastened
  • No extra weight left sitting on the framing
  • Costs more up front for removal and disposal

Overlay, roofing over the old roof

  • Saves the cost of tear-off and disposal
  • Whatever is wrong with the deck stays covered
  • Adds thousands of pounds of load to the house
  • The added weight can shorten the life of the roof

How it works

What happens after you call

You call, we come out and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. You call us

Tell us what the roof is doing and roughly how old it is. We answer the phone or call back the same working day.

  2. We visit and trace it

We get on the roof, trace the problem and check whether a repair would still do the job before a replacement comes up.

  3. Photos and a written estimate

You get photos, our findings and an itemized written estimate for the whole job, with no surprise charges after.

  4. You approve, we schedule

Nothing goes on the calendar until you say yes. Then we set the date and line up the permit.

  5. Tear-off to final inspection

The work is inspected while it is in progress and again at completion, and we clean up before we leave.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

Before you decide

More questions owners ask

The questions below sit right next to a replacement, and where another page covers one in full, we point you to it.

Permits and final inspection

Permitted roofing work is inspected while it is in progress and again at completion, and skipping the permit can void warranties. Unpermitted work can also lead the jurisdiction to require a tear-off and reinstall, with penalties, or leave you paying twice when the work fails at resale or in an insurance claim.

In the city, permits and inspections run through City of Santa Barbara Building & Safety.

Manufacturer warranties on a new roof

Asphalt shingle manufacturer warranties typically run 20 to 40 years, and they exclude some acts of nature. Those warranties reference the application and ventilation guidance of the Asphalt Roofing Manufacturers Association (ARMA), which is why installation to the maker's standards matters.

When a repair is still enough

A roof under 10 to 15 years old with damage confined to one area is more likely to need a repair than a replacement. We look for that on the visit and tell you plainly when a repair will do.
