The short answer

Metal roofing in Santa Barbara

Metal roofing here covers two kinds of work for us: new standing seam and stone-coated steel roofs, and repairs to the metal roofs already on homes and outbuildings, from a loose fastener to a flashing that has opened.

Standing seam is the clean, ribbed roof most people picture, with the fasteners hidden under the seams. Stone-coated steel and aluminum shake profiles are the premium metal styles, made to look like tile or wood from the street.

On a repair, we get on the roof and look at the joints before anything else, because that is where a metal roof lets water in.

What we install and repair

What our metal roofing work includes

We install new metal roofs and repair existing ones, and the work covers every part that keeps the water out: the panels, the fasteners, the flashing, the trim and the ridge caps.

  • Standing seam panels

New standing seam roofs put on, and loose, bent or lifted panels on an existing roof refastened or replaced.

  • Fasteners

Screws that have backed out or worked loose are reset or replaced, so each one seals tight against the panel again.

  • Flashing

"Flashing", the metal at chimneys, walls, valleys and skylights, is the most common leak point, and we rebuild it where it has opened.

  • Ridge cap

The "ridge cap" along the peaks and hips, where we check that every fastener still holds and the cap still sheds water.

  • Drip edge and custom trim

"Drip edge" at the eaves and rakes, and custom sheet-metal parts such as chimney shrouds, valleys and door pans.

  • Underlayment

The "underlayment" under the panels, the waterproof layer the roof relies on whenever water gets past the metal.

Pricing

How metal roofing is priced

A metal roof is priced by its area, the panel profile and the trim it needs, and the estimate shows each of those as its own line.

We measure the roof in "squares", each one 100 square feet of roof, and count the trim, flashing and ridge it takes. A repair is priced the same way on a smaller scale: a few loose fasteners is a small fix, while open flashing at a wall or chimney is a larger rebuild.

  • Roof area. More squares means more panels and more hours.
  • Panel profile. Stone-coated steel is a premium style and prices that way.
  • Trim and flashing. Ridges, valleys, walls and chimneys add custom metal.
  • Pitch and access. A steeper roof or an upper story costs more to work safely.
  • What comes off first. The existing layers change the final price.
  • Damage underneath. Rotted deck is priced once we see it.

Metal or shingle

Metal against shingle over the years

Metal costs more than shingle on the day it goes on, but it lasts longer, so its cost per year evens out.

How it works

What happens after you call

Four steps take a metal roof job from your first phone call to a finished roof, and the decision to go ahead stays yours.

  1. You call us

Tell us what you have, a drip at a screw line, a loose panel or a new roof you are pricing, and we set a time to come out.

  2. We visit and trace it

We get on the roof and follow the water to where it gets in, which on metal is usually a fastener, a panel lap or the flashing.

  3. You get photos and an estimate

Photos, our findings and an itemized written estimate for the whole job, in your hands before any work is scheduled.

  4. Work starts once you approve

Nothing is booked until you say yes. We show up when we say we will, and we clean up when the work is done.

Top notch - Serjio and his team was an absolute pleasure to work with. They were always on time and the most polite and pleasant contractors we have ever had. The whole team went out of the way to make the time at our home as comfortable as possible. I would highly recommend his company.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

Questions owners ask

More questions owners ask

These questions sit next to metal roofing, each with a short answer and, where there is one, the page that covers it in full.

  • Where metal roofs leak

Metal roofs most often leak at the fasteners, the panel laps and the flashing, not through the panels themselves. A screw that backs out, a lap that opens or flashing that pulls away from a wall lets water in, so that is where we look first.

  • Reflective metal and cool roof ratings

Reflective metal roofing can keep a house cooler by sending more of the sun's heat back off the roof. Cool roof products carry ratings registered with the Cool Roof Rating Council, so you can compare panels by their rating before you choose.

  • Metal roof lifespan

Metal outlasts asphalt shingle, which typically lasts 20 to 30 years. That longer life is what evens out its higher price over time.
