Roof Repair Around University of California-Santa Barbara
Around Storke Plaza the typical home dates from about 1981, so many roofs here are old enough that the layers under the tile or shingle deserve a look before the next rain finds them.

What we repair
Roof repair in University of California-Santa Barbara
We repair leaking, damaged and worn roofs on homes and small buildings around campus, from leak tracing to tile, flashing and flat roof work.
That covers houses, apartment buildings with low-slope roofs, and the garages and studios behind them. The way we work is the same on every roof: get up there, find where the water really enters, and quote the whole job in writing before we start.
roof repair in Santa Barbara-
Leaks
We follow the water uphill from the ceiling stain to the spot where it gets in, and repair that spot.
-
Flashing
The "flashing", the metal at chimneys, valleys, skylights and walls, is where most leaks start, so we reseal or rebuild it.
-
Tile
Cracked or slipped clay tile is swapped out, and worn paper beneath it is replaced with the sound tile laid back on top.
-
Flat roofs
Membrane and hot mop roofs on apartment buildings and garages, repaired where the water sits.
-
Storm damage
Wind-lifted shingles, blown ridge caps and branch strikes made watertight again.
Local wear
How University of California-Santa Barbara weather shapes a roof repair
Each repair we make here checks what long sun and winter rain may have worn out on the roof, then fixes the path the water takes.
Sun works on a roof all year. On shingle it shows up as "granule loss", grit in the gutters and bald patches where the shingle is losing its protection. Under clay tile it bakes the "underlayment", the waterproof paper that usually wears out long before the tile does.
Rain then finds whatever the dry months opened up: a split "pipe boot" around a vent, a loose run of flashing at a wall. Fixing the drip without checking that wear only moves the leak along the roof, which is why the paper and the metal get looked at on every visit.

Proof of the work
Photos and a written record for every University of California-Santa Barbara repair
Every repair closes with before-and-after photos and a written record of the work.
We also photograph the hidden layers, the paper and the deck boards, while they are open, because after the tile or shingle goes back down nobody can see them again. With most homes here rented rather than lived in by their owners, that record is how an owner who was not on site sees what was found and what was fixed.
- Before photos of the problem as we found it
- The concealed layers, shot while they are open
- After photos of the finished repair
- A written record of what we did
Asked near campus
A common University of California-Santa Barbara roof question
The question flat-roof owners near campus bring us is why water is still standing up there after the rain stops, and the answer usually comes down to drainage.
Standing water on a flat or low-slope roof is called "ponding". A common cause is "scuppers", the drain openings in the parapet, clogged with windblown leaves and debris, and water that cannot drain sits on the seams and wears them out.
Clearing the drains and fixing the low spot, or coating an aging surface, can cost less than a "tear-off" and a new roof.

Repairing part of a roof
Can you repair just part of a roof?
Yes. A repair goes where the roof failed: a broken seal or a few displaced shingle tabs is a small fix at the place that failed, while a failed pipe boot, a bad valley or an open "counterflashing" is rebuilt as a detail without touching the rest of the roof.
We tell you which kind of repair your roof needs, and what it costs, in the written estimate.

Top notch - Serjio and his team was an absolute pleasure to work with. They were always on time and the most polite and pleasant contractors we have ever had. The whole team went out of the way to make the time at our home as comfortable as possible. I would highly recommend his company.
Thank you. titan roofing I highly recommend them to everybody Five stars all the way
I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.
