The short answer

Commercial roofing in Santa Barbara

Commercial roofing in Santa Barbara covers repair, replacement, coating and inspection of the low-slope and pitched roofs on shops, offices and apartment buildings.

Many of those roofs are nearly flat: a membrane or a layered hot mop roof behind a parapet, drained through wall openings and shared with air conditioning units. Apartment buildings often add pitched sections in clay tile or shingle, and we work on both.

You choose when the work happens. Nothing goes on the calendar until you approve the written estimate, so the dates can fit around opening hours, deliveries and the people living under the roof.

Roof systems

What our commercial roofing covers

We repair and replace single-ply, modified bitumen and built-up roofs, coat aging roofs and inspect them on a schedule.

  • TPO and PVC sheet roofs

The white "single ply membrane" sheets with hot-air welded seams: open laps, punctures and worn sections.

  • EPDM rubber roofs

The black rubber sheet many owners call a rubber roof, where laps lift and edges pull back at the parapet.

  • Hot mop and tar and gravel

Layered "built-up roofing" finished with a cap sheet or rock, common on older storefronts and offices.

  • Mod-bit cap sheet

Blisters, split seams and worn granule surface on rolled modified bitumen.

  • Pitched tile and shingle

The sloped sections on apartment buildings, from slipped clay tile to worn paper under it.

  • Roof maintenance and roof inspection

Scheduled visits, drains cleared and small failures fixed before they reach a ceiling.

Pricing

How commercial roofing is priced

Commercial roofing is priced by the area of the roof, the system it carries and how hard the roof is to reach.

  • Area. Measured roof surface, plus parapet walls the new roof turns up onto.
  • System. A single sheet costs less than a layered hot mop or mod-bit roof with insulation under it.
  • Access. Stories, a tight lot and the way materials get up to the roof all add time.
  • What is underneath. The number of old layers decides whether a "tear-off" comes first.

On a sound flat roof, a coating or a targeted repair can cost less than a tear-off and a new roof. Our estimate is free and written, and it covers the whole job, with no surprise charges after.

Upkeep

Inspections twice a year

A commercial roof should be inspected twice a year and again after any major storm.

A low-slope roof hides its trouble well. Water sits in a low spot, a drain fills with windblown leaves, and a seam opens a little at a time until a tenant finds the stain. A visit in spring and another in fall catches those while they are still small repairs.

After a hard winter storm, a look at the drains and the edges tells you whether the roof came through it or needs attention before the next rain.

On each scheduled visit

  • Drains and "scuppers" cleared of leaves and grit
  • Low spots where "ponding" stays after rain
  • Seams, laps and blisters in the membrane
  • Edge metal and "flashing" at parapets and walls
  • Crazed, cracked surface on older hot mop roofs

From the call to the work

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. The call

Tell us about the building, the roof and where water shows up inside, and we set a time to come out.

  2. On the roof

We walk the whole roof, follow the water to where it gets in and measure what the work will cover.

  3. Photos and estimate

You get pictures, our findings and a line-by-line price you can pass to an owner or a board.

  4. Your go-ahead

The work goes on the calendar only when you approve it, on dates you pick, and we clean up when it is done.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

More questions owners ask

The questions below sit next to commercial roofing and point to the pages that answer them in full.

Associations and property managers

In a condominium or apartment building the roof is usually common property, so the association or the building's owner hires the roofer.

If you rent a unit and see a leak, the call usually starts with your manager or the board.

Rooftop equipment and flat roof leaks

Service on rooftop equipment often punctures the roof, so we check the area around every unit at each visit.

A dropped panel or a dragged toolbox can open a membrane, and the water may surface indoors well away from the unit.

Crew safety on commercial roofs

Commercial roofing crews can hold OSHA safety training, and work at height on a commercial roof falls under fall protection rules.

Ask any roofer you call how the crew is protected at the roof edge before the work starts.
