The short answer

Roofer in Santa Barbara

Titan Roofing is a local roofer that repairs, replaces and inspects tile, shingle, slate, metal, wood shake and flat roofs on homes and commercial buildings.

A roof works as one system. The covering, the "underlayment" under it, the "flashing" at every wall and chimney, and the edges and drains all depend on each other, so a problem in one part affects the whole roof.

That is why we look past the one spot you called about before we recommend a fix, and why the estimate you get covers the whole job.

Roof types

The roof types and jobs we handle

We work on every common roof type here and handle repair, replacement, inspection and maintenance on each one.

  • Asphalt shingles

Lifted tabs, a failed "sealant bond" and "granule loss" repaired, and worn slopes replaced from the "tear-off" up.

  • Clay tile

Cracked and slipped barrel tile replaced, and tired paper underneath renewed with a "lift-and-relay" that puts the sound tile back.

  • Concrete tile

Broken concrete tile matched and swapped out, with the valleys and wall joints checked while we are up there.

  • Slate

Cracked and slipped slate repaired piece by piece, without breaking the slate around it.

  • Metal roofing

Standing-seam and corrugated panels installed and repaired on homes, garages and outbuildings.

  • Flat roofing

"Ponding", open seams and a cracked surface fixed on membrane, coated and hot mop roofs, residential or commercial.

  • Wood shake

Split and cupped shakes replaced to blend in with the weathered roof around them.

Not sure what is on your roof?

Describe it on the phone. We will tell you what we see once we are up there.

Pricing

How a roofer is priced

Roofing work is priced job by job on the scope we find, and the figures published for our area give you a typical range before we come out.

What moves the price is the roof itself: its size, its pitch, the number of stories, the material and any damage we find underneath. Labor and premium materials weigh most on tile, on steep roofs and wherever the underlayment gets an upgrade.

On a flat roof, a coating or a targeted fix for standing water often costs less than a full tear-off. And a problem fixed now is usually cheaper than the same problem after the next storm.

Typical ranges published for the area
JobTypical range
A leak repair$400 to $1,200
A roof repair$1,000 to $7,500
A new roof$7,000 to $25,000
New roofing, per square foot$7.56 to $12.60

These are area figures, not our quote. Your price is the written estimate we give you after we have seen the roof.

Materials

Roofing materials we work with

We install and repair asphalt shingle, clay and concrete tile, slate, metal, wood shake and low-slope membrane roofs.

Flat roofs here also run on modified bitumen and fluid-applied coatings. The common manufacturers include GAF, Owens Corning, CertainTeed, Malarkey, Polyglass, DaVinci Roofscapes, Westlake Royal Roofing and Eagle Roofing Products, and each publishes its own installation instructions.

  • Asphalt shinglesThe most common steep roof, and the cheapest material up front.
  • Clay tileFired clay laid in courses over a waterproof layer of paper or felt.
  • Concrete tileExtruded from Portland cement, sand, lime and water.
  • SlateNatural stone, set and fastened one piece at a time.
  • Metal roofingCosts more than shingle but lasts longer, so its cost per year evens out.
  • Single ply membraneTPO, PVC or EPDM sheet, the "rubber roof" or white flat roof.
  • Built-up roofingThe layered "hot mop roof" or tar and gravel flat roof, finished with a cap sheet or rock.

How it works

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. You call us

Tell us what you are seeing: a stain, a drip, a slipped tile or water standing on a flat roof.

  2. We come out and trace it

We get on the roof and follow the problem back to where it starts, not just where it shows inside.

  3. You see what we found

Pictures of the problem, what it means for the roof and every line of the price, so you decide with the facts in front of you.

  4. Work starts when you say yes

We book the job after your go-ahead, do the work we quoted and clean up before we leave.

What our customers say

Reviews left by people we have worked for, as they wrote them.

Top notch - Serjio and his team was an absolute pleasure to work with. They were always on time and the most polite and pleasant contractors we have ever had. The whole team went out of the way to make the time at our home as comfortable as possible. I would highly recommend his company.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

Owner questions

More questions owners ask

These questions sit right next to hiring a roofer, and each answer points to where we cover it in full.

Workmanship in the details

Most early roof failures trace to the details rather than to the material itself: underlayment overlaps, nail type and placement, tile and shingle alignment, and the flashing.

Ignoring the manufacturer's material and installation instructions leads to early failure too, so we work to them on whatever is on your roof. The National Roofing Contractors Association Roofing Manual is the trade's reference for these details.

Roof underlayment, the layer that fails first

On tile and slate roofs the underlayment usually fails decades before the roofing on top of it.

Clay and concrete tile can last 75 years or more, while the paper beneath may give out after 20 to 40 years. A lift-and-relay renews that layer and puts the sound tile back on.

Checking a roofing contractor

You should check any roofing contractor's license with the state board and get the scope, materials and payment schedule in writing before you sign.

The Contractors State License Board lets you look up a contractor's license online. Our written estimate spells out the scope and the materials before any work is scheduled.
