The short answer

Storm damage roof repair in Santa Barbara

Storm damage roof repair fixes what wind, rain and falling branches leave behind: lifted or broken tile, torn shingles, bent flashing and punctures.

Most of it starts with something hitting the roof, a limb off a yard oak or a gust carrying debris across the slope. The repair puts back what the roof needs to shed water again, from the broken piece down to the "underlayment" beneath it when the rain got that far.

A blue tarp over the damage, what roofers call "tarping", only holds the roof until it is repaired for good.

The repair list

What storm damage we repair

We repair lifted and broken tile, torn or creased shingles, broken seals, bent flashing, punctures and blown-out soffits.

  • Lifted and broken tile

Tile that is laid but not fastened is held only by gravity and friction, so wind can lift it out of its row.

  • Torn or creased shingles

A gust folds a shingle tab back on itself, and the crease it leaves is where the shingle tears next.

  • Broken seals

The "sealant bond" between shingle tabs is hand-tested at the rakes and eaves, where wind gets under first.

  • Bent flashing

Debris that strikes a chimney or a wall line kinks the "step flashing" there and opens the joint it was sealing.

  • Punctures

A falling limb can drive through the roofing to the deck, leaving an open path for the next rain.

  • Blown-out soffits

A soffit torn open at the eave lets the attic pressurize from underneath, pushing on the roof from inside.

Pricing

How storm damage roof repair is priced

Storm repairs are priced on the damage we document at the visit, and on an insurance claim it is the insurer, not the roofer, who decides what the claim pays.

A few cracked tiles or a broken seal is a small course-level fix, while a punctured deck or an open "counterflashing" joint at a chimney is a larger rebuild of that detail.

Repairing storm damage now is usually cheaper than fixing it after the next storm. We quote the whole job in writing before we start, with no surprise charges after.

A typical storm repair

$2,500 to $8,000

What storm damage roof repair typically costs nationally.

  • How much broke. More broken area means more material and more hours on the roof.
  • Material. Tile takes more labor and care than shingle.
  • Pitch and stories. A steep or tall roof takes more setup to work on safely.
  • Water underneath. Rain that got past the roofing raises the cost of the patch.

Up close

Damage you cannot see from the ground

Storm damage is often invisible from the ground, so we check the roof up close and photograph every finding.

From the driveway a roof can look fine with a cracked tile tucked under the row above it, or a shingle tab that lifted, creased and lay back down.

Good repairs are photographed before and after, with the layers underneath recorded while they are open, so you see what we saw.

Where we look first

  • Edges, corners and rakes. The first place a gust gets a grip.
  • Ridge caps. The caps along the hips and the peak.
  • Flashing. Metal at walls, chimneys, skylights and valleys.
  • Eaves and soffits. Torn panels and gutters pulled loose.

From the call to the repair

What happens after you call

You call, we visit and trace the problem, you get photos and an itemized written estimate, and the work is scheduled only once you approve it.

  1. The call. Tell us what the storm did and where you see it, and we set a time to come out.
  2. The visit. We work the roof up close, from the edges in to the wall lines.
  3. The paperwork. Pictures of each problem, what we found and a line-by-line price for the whole repair.
  4. Your go-ahead. Nothing goes on the calendar until you say so, and we clean up when the work is done.

I called Titan Roofing & Rain Gutters inc.for a quote on a residential home, and within minutes they were calling me back and setting up a same day appointment. Sergio came out within the hour and was very professional. He looked everything over and even gave me some great advice in case we ever do experience any leaks. He didn't even have the job but was still willing to help me out.

More questions owners ask

The questions below sit next to storm damage roof repair, and the longer answers point to the page that covers them in full.

Wind uplift and hail

Wind can lift a roof at its edges and corners first, where uplift runs two to three times what the middle of the slope sees, and hail can bruise shingles and weaken them.

That is why corners get the tightest fastening schedule, and why they are the first place we look after a blow.

Separating storm damage for an insurance claim

A useful report for the insurer separates storm damage from wear that was already there.

Our photos mark which findings came with the storm and which were on the roof before it, so the claim rests on the right damage.

Insurance for storm damage

Homeowners insurance usually covers sudden storm damage but not damage from age or ordinary wear.

The California Department of Insurance residential guides explain how a property claim works in this state.
